Facility Overview: 

100 Forge at Arsenal Yards is a state-of-the-art life-science facility nestled long the Charles River in Watertown, MA. This nine-story, all glass building is situated in the heart of the thriving Arsenal Yards retail and office development. At 165,600 sq. ft, the tower is the first purpose-built lab building in the area and is home to several leading Bio-Sciences companies including: Abata Therapeutics, Remix Therapeutics, Mariana Oncology, Vigil Therapeutics, and Affini-T Therapeutics. The first floor lobby includes state-of-the-art shared amenity spaces with conference rooms, a bicycle lobby, storage area with lockers and showers, common loading facilities, a chemical storage area and pH neutralization.

Contractor: Resinwerks Master Installer: Premier Concrete & Bomanite of New England (Wilton, NH)

Scope of Work: New Construction. Full installation of polished epoxy terrazzo system for the main lobby. Multiple colors and transitions with a high-traffic sealer suitable for heavy foot traffic. Solid color, chemical resistant flooring in surrounding chemical storage and mechanical rooms. All materials used were required to be LEED Eligible as per USGBC LEED Version 4/4.1. 

Products Used: Resinwerks Vapor Barrier Epoxy, Resinwerks Epoxy Mortar Resurfacer, HDC 100 Urethane Finish.

Design Process & Installation: The design of the building's main lobby floor was a decorative polished terrazzo system that incorporated an intricate pattern involving multiple transitions, colors and a variety of multi-colored (& reflective) aggregates. Resinwerks Epoxy Mortar was employed as the epoxy binder for the terrazzo matrix. Due to the floor's complex design, epoxy colors were carefully matched over the course of several weeks. The design process involved multiple rounds of epoxy color matching, samples, and mockups. Resinwerks and Premier Concrete/Bomanite of New England worked closely with the building's design group to help achieve the ultimate vision for the final space.

Resinwerks Epoxy Mortar Resurfacer is a VOC-free 100% solids epoxy that was used as the binder for this decorative polished terrazzo system. In leading up to the start of the project, the materials were carefully blended and quality-checked to ensure they fell within the strict color tolerances required for this project. In addition, all epoxies were individually batch manufactured by color to ensure consistency throughout.

Following the mechanical preparation of the concrete, the floor was primed with Resinwerks Vapor Barrier Epoxy and stainless steel divider strips were placed throughout the floor to match the design pattern. Following placement of the divider strips, the epoxy was mixed with the decorative stones, poured and troweled smooth. Once cured, the system was ground and then grouted with additional resins to help seal the floor. Once grouted, the floor was polished over multiple days to achieve the final result. The completed floor was the result of much collaboration between Resinwerks, the flooring contractor and the design group team. All involved worked closely to help ensure that the finished floor helped to enrich the lobby space within this new state-of-the-art facility.
